We analyzed 95 places in Tennessee to determine where the 1% live.

If you tell people that you live in one of Tennessee’s richest places, they will think that you are crazy rich.

And since HomeSnacks is our name and ranking states and places is our game, the only ten we see in Tennessee are The Volunteer State’s top ten richest places for 2023. And lucky for you, they’re listed below.

But first things first. How did we identify Tennessee’s wealthiest places? We took a look at the latest Census data from the American Community Survey for 99 Tennessee cities with 5,000 residents. We then looked at median income and unemployment and poverty rates for each and assigned a score. We call this a city’s overall SnackAbility. And, folks, there are some super rich places in Tennessee that are snack worthy.

You’ll be living the Tennessee dream if you choose one of the state’s richest to plant some roots. Heck, there’s a reason famous Tennesseans like country singer Jason Aldean and hockey star Mike Fisher can’t stop talking about their hometowns Spring Hill and Brentwood: these places know how to cater to the state’s one percent. But, folks, you’re going to need some serious cash if you think you’re going to set up shop in The Home to Country Music: the median income in many of Tennessee’s richest places is north of $100,000/year.

Methodology: How We Determined The Richest Places In Tennessee For 2023

Map Of The Richest Places To Live In Tennessee
The first thing that comes to most people’s minds when they think about determining the richest places is to simply identify personal incomes. After all, rich people have really high salaries.

However, we don’t believe that one statistic wholly encompasses what it means to be one of the “richest places”. So we looked at this set of criteria from the newly released 2017-2021 American Community Survey:

  • Poverty Level
  • Median Household Income
  • Unemployment Rate

Median household income is the most digestible way to understand how rich a place really is. The unemployment rate tries to capture the prospects for more people to become rich. If more people are employed, the richer the future looks.

After we collected the data for all 99 places with more than 5,000 people in Tennessee, we ranked each place from 1 to 99 for each of the criteria, with 1 being the richest.

We then averaged all the rankings for a place into a “Rich Score” with the place having the lowest overall Rich Score, Nolensville, crowned the “Richest City In Tennessee For 2023”. You can download the data here.

Like we said earlier, when we set out to identify the richest places in Tennessee, we weren’t sure what we’d encounter, but it ended up being some of the best places to live in Tennessee.

When you look at the data, the cities and places mentioned above meet the criteria for being at the very top of the income ladder for everyone that lives there.
