How did we come up with this list? We narrowed the cities to those with at least 3,000 residents. We then used Saturday Night Science to rank the remaining cities based on home prices and incomes from Zillow and the Census.

Olive Branch is a suburb of Memphis, Tennessee, and is part of the Memphis Metropolitan Statistical Area, a region that consists of three counties in southwest Tennessee, five counties in northwest Mississippi, and two counties in eastern Arkansas. From 1990 to 2010 Olive Branch was the fastest growing city in the United States, with a growth rate of 838%. Along with other rapidly growing suburbs in DeSoto County, Olive Branch attributes most of its growth and development to the exodus of large numbers of middle-class families from central Memphis.

It is part of the GulfportBiloxi Metropolitan Statistical Area. In February 2012, Diamondhead was officially incorporated as a city. At the time of the 2010 census, when Diamondhead was an unincorporated census-designated place, the population was 8,425. The city population, with slightly different boundaries, was estimated at 8,217 in 2016.

The 2010 census reported a population of 48,982, making Southaven the third-largest city in Mississippi. Southaven is traversed from north to south by the I-55/I-69 freeway. The city’s name derives from the fact that Southaven is located south of Whitehaven, a neighborhood in Memphis.

How we determined the richest places in Mississippi for 2026
The first thing most people reach for is personal income. After all, rich people have really high salaries. But one statistic doesn’t capture what it means to be one of the “richest places,” so we applied Saturday Night Science to two measures from the 2020-2024 American Community Survey:
- Median household income
- Median home value
Median household income is the most digestible way to understand how rich a place is, and home values are a measure of accumulated wealth. The two combine to define a “Rich City.”
After collecting the data for all 83 places in Mississippi with more than 3,000 people, we ranked each place from 1 to 83 on both criteria, then averaged the two ranks into a “Rich Score.” The place with the lowest Rich Score, Madison, is crowned the richest city in Mississippi for 2026.

Madison is the richest place in Mississippi for 2026
When we set out to identify the richest places in Mississippi, we weren’t sure what we’d find, but it ended up being some of the best places to live in the state. The richest cities in Mississippi are Madison, Olive Branch, and Brandon, and when you look at the data they sit at the very top of the income ladder for everyone who lives there.
Breaking into the top ten takes a median household income of at least $76,950. If you’re curious about the other end of the ledger, the poorest places are listed to the right.
